Arizona Mobile Home Landlord & Tenant Act Information and Relocation Fund

Arizona Mobile Home Landlord & Tenant Act

The Landlord Tenant Complaint Petition is for Mobile Home Owners that rent a space in a Mobile Home Park. Homeowners may submit a Petition for Hearing if they believe the Mobile Home Park is in violation of the AZ Mobile Home Park Landlord-Tenant ACT in conjunction with your signed lease agreement and the rules and regulations of the park.

The Manufactured Housing & Building Division does not regulate Mobile Home Parks nor does it have the authority to enforce the Arizona Revised Statutes ("ARS") that governs these parks. The Manufactured Housing & Building Division’s role is to facilitate the completeness of the submitted Petition for Hearing.

The Office of Administrative Hearings, Administrative Law Judge would hear the case only after the park had time to respond to allegations in the Petition.

Relocation Fund

The Relocation Fund (“Fund”) is administered by The Arizona Department of Housing.

The Fund provides monetary assistance to homeowner/tenants for the cost of relocating their home from its existing mobile home park location to a new location when one of the following events occur:

  1. Park Closure; Redevelopment of a Park; or

    1. A tenant may receive assistance to move the home to a new location; or

    2. A tenant may abandon the home and receive assistance.

  2. Qualifying Rent Increase; or

  3. Change in Age Restriction at a Park.

In addition, the Fund assists in the cost of rehabilitating (complying with safety standards) for pre-HUD homes (built prior to June 15, 1976).  To qualify for rehabilitation assistance, the home must be moving from one Park to another Park in Arizona and the home owner's income must qualify.  Please refer to Arizona Revised Statute § 41-4008 for more detail.
