Homeownership
I want to purchase a home; what programs do you have available?

Low Income Housing Tax Credits (LIHTC)
What happens if my application is denied for tax credits during an application round?
Those applications that either scored insufficient points or did not pass the underwriting analysis to receive a reservation of tax credits may contact ADOH to schedule a meeting to review the application for submittal in a subsequent allocation year.
Do I need to hire a consultant for the purpose of applying for tax credits?
A number of applicants have commissioned the services of consultants whose primary responsibility is the completion of the application package in order for the development to be considered pursuant to the rules that are in effect at that time for the tax credit program. Although there are a number of consultants that might provide assistance to a potential tax credit applicant, ADOH does not require that one be used. ADOH is willing to assist a potential applicant in the understanding of the tax credit program and the various requirements that must be met to submit an application.
Who is responsible for recording the LURA?
The owner of the project is responsible for having the LURA recorded in the county in which the project is located.
If I return my tax credits, am I penalized in the following year?
Applicants who voluntarily return their tax credits to ADOH by mutual consent are not penalized. Involuntarily returned credits will penalize the applicant by receiving minimal points under the development experience category of the QAP.
